Stages XXI and XXII will cover a section of approximately 3.7 km – from the bridge at Křenová Street to the Maloměřice Bridge. It will protect not only the 22.5 hectares of Nová Zbrojovka from 100-year floods, but more than 100 other hectares mostly in Zábrdovice and Židenice. These areas are currently designated as floodplains. This means that in addition to endangering the health and property of residents, it’s also difficult to carry out renovations or new construction. Flood controls will change that. In addition, the entire project can be financed from European funds and subsidies up to 100% of eligible expenditure.
The main task of flood control measures is, of course, to protect the population from high water levels. However, the comprehensiveness of the assignment allows the construction to be not only be practical, the project as a whole also offers a number of opportunities for overall development. The aim is to create a multifunctional river space and to make the phenomenon of the river as accessible and engaging as possible. In addition to its water management and environmental functions, it will also perform a recreational role. The assignment places great emphasis on the quality of the landscape and architectural design of the space. In other words, it’s a unique opportunity to make Brno’s waterfronts accessible and create new large green areas and parks.

This is also the case with Nová Zbrojovka. For us, flood control measures are not just a technical construction matter. Although their implementation is necessary for the next phases of our project, quality of workmanship is important. The embankment along Nová Zbrojovka will be transformed into one of the main green landmarks of the whole area – a more than 2-hectare waterfront park. This is the same size as, for example, the Schreber Gardens in Černá Pole or the Björnsenův Orchard near Veveří. On the basis of a cooperation agreement, we’ll hand over the land needed to implement the project to the city; however, we’re ready to coordinate our objectives and help to ensure the smooth implementation of the entire project.
The accessibility of the river will undoubtedly increase the attractiveness of the entire site. Well, admit it yourself: who wouldn’t want to live in an apartment overlooking a river, where you can reach the centre in a few minutes and, at the same time, only have to walk down a few floors and find yourself in nature? However, this applies not only to future Nová Zbrojovka residents, but also to all Brnoers. We believe that the waterfront will become a popular place for leisure. How do you imagine it? You arrive by bike on the new bike path and have a coffee while the children play on the playground (we admit to all mums and dads that we know it’s not that simple :) ). Then you can paddleboard or swim, do some sunbathing on the pier, play beach volleyball, and in the evening go to the summer cinema. With good food, a glass of wine...
Doesn’t that sound beautiful? We’re getting ahead of ourselves. The first thing is to find a suitable designer who’ll take on the whole project.
