1916-1930

THE BEGINNINGS OF NOVÁ ZBROJOVKA

The history of Zbrojovka dates back to the time of Austria-Hungary. In 1916, construction of the Zbrojovka factory starts, superseding smaller workshops repairing artillery in Brno. In the interwar period the company grows and expands the original production of weapons to include railway wagons, bicycles, typewriters and, to a greater extent, cars.

1940-2006

TRANSFORMATION AND FALL

During World War II, Zbrojovka is seized by the German Hermann Goering Group. After post-war nationalisation, it quickly resumes production, focusing on weapons, tractors and later also office equipment. Starting in the 1990s, production in Zbrojovka fell into gradual decline and in 2006 it laid off its last employees and finally ceased production.

2016

WE TAKE OVER THE SITE

From Zbrojovka to Nová Zbrojovka! In 2016, Zbrojovka’s area is given a second chance when the site is taken over by CPI Property Group with a clear goal – to turn the city’s largest brownfield site into a vibrant and accessible part of Brno. Building a modern neighbourhood to live in!

2018

MASTERPLAN

In 2018, the studio Kuba & Pilař architekti creates the so-called Masterplan, which defines the shape of the future district and the function of its individual parts and buildings. Our goal is to approximate the traditional principles of a mature city, which are more natural and pleasant for humans not only from an aesthetic point of view, but also in terms of orientation. Winning the public prize in the Urban Project of 2022 competition is a clear signal that we’re on the right track.

2018-2022

CLEARING THE SPACE

The necessary remediation of the area contaminated by industrial production is underway. Simultaneously, original construction which is in an unsatisfactory condition is being demolished. 106 buildings have had to be demolished – mainly due to their poor structural condition or contamination. We recycled the maximum amount of material and used it locally. We have thus saved approximately as much material per year as 10,000 trucks would otherwise have had to carry away. After 5 years and considerable investment, we’re at so-called point 0

2020

FIRST BUILDING AND PARK

In August 2020, the first building – the renovated historic building of the former warehouse, now the modern office building ZET.Office – opens in Nová Zbrojovka. In the same year, a multifunctional sports area, Amenities Park, covering an area of 10,000 m2 was also implemented, already providing the foundations for a high-quality public space.

FROM PROJECTS TO IMPLEMENTATION

Thanks to the gradual acquisition of the necessary stamps, approvals and building permits, we’re materialising and developing the southern part of the district, which will provide the first 400 apartments for sale, another 200 for rent and almost 50,000 m2 of commercial and office space. Along with civic amenities and cultural activities on the new square, with a socio-cultural centre in the shape of the revitalised Boiler House building.

A NOVÁ ZBROJOVKA ICON REOPENS

The year 2023 marks the opening of the renovated historical building of the original Zbrojovka headquarters, which has now been rightly named Hrad. After almost 100 years, it opened in a “new coat”, with new content, but actually still the same. Yours.

NOVÁ ZBROJOVKA WILL BE ACCESSIBLE

Currently, the construction of the Nová Zbrojovka transport connection from Zábrdovická Street is underway. This will ensure convenient transport accessibility before the first residents move in.

TESLA’S FIRST CUSTOM-MADE BUILDING IN THE CZECH REPUBLIC

In 2024, a Tesla showroom and service centre was opened in the north of Nová Zbrojovka, around which will lead another new transport connection from Markéta Kuncová Street.

OPENING THE HEART OF NOVÁ ZBROJOVKA

Kotelna will be turned into a multifunctional centre with shops and catering businesses, as well as a gallery, concert hall and brewery. This building in the central part of the area, which used to distribute thermal energy throughout the old plant, will in the future transfer energy through cultural and social events.

NOVÁ ZBROJOVKA WILL BOAST A GENEROUS MAIN SQUARE

A new square will be created covering an area of 1 hectare, a space for meeting, relaxation and culture, largely made up of greenery. This will create the perfect space for rest and relaxation right in the heart of the district.

PUBLIC BUILDINGS

The next phase of development includes flagship civic and public amenity projects implemented in cooperation with the City of Brno.

One of them is the provision of flood protection measures, including the implementation of a waterfront park along the Svitava River.

NEW ELEGANT 85 M LONG BRIDGE

Thanks to the new bridge over the Svitava, we’ll connect three city districts of Brno. It will connect Nová Zbrojovka to Husovice and will bring direct transport connections to the large ring road thanks to its connection to the city avenue. At the same time, a comfortable pedestrian connection will be created, leading from Husovice through Nová Zbrojovka along pedestrian zones to Brno-Židenice railway station.

NEW CITY AVENUE

This will pass through Nová Zbrojovka from north to south, 28 m wide and almost 1 km long. With a separate bike path, double-sided pavement and a green median strip, it will also be traversed by public transport.

HALA 76 – AN INDUSTRIAL GEM

At this stage, the original historic building with an unrivalled area of more than 4,000 m2 is awaiting revitalisation and transformation into an office building. The planned reconstruction takes into account the preservation of the distinctive structure and industrial atmosphere. Until then, it will continue to be used to host various events.

NOVÁ ZBROJOVKA ELEMENTARY SCHOOL AND KINDERGARTEN

Our private schools will be joined by a state elementary school and kindergartens. The design of this building, which will offer 27 classrooms for more than 800 children, was selected in one of many such architectural competitions, with the winning design submitted by SOA Architects. We’re cooperating with the City of Brno on the preparation.

LIVING BY THE RIVER

We’re expanding the housing possibilities with another 300 apartments in two waterfront apartment buildings, on which the studios DAM.architekti and MS Architekti will be jointly working.

LIVELY NOVÁ ZBROJOVKA

Instead of a nearly unused 22.5 hectare brownfield site, at the end of this transformation there will be a modern and well connected urban district, designed to meet all the demands for comfortable and sustainable life in the 21st century. It will have created 2,500 apartments, 200,000 m2 of office space and 100,000 m2 for shops and services. Every day, about 20,000 people will be living and working here. The place will simply be alive.

Over the coming years, a complex environment for living, business, work, culture, entertainment and relaxation will be built here.

15-MINUTE CITY

In Nová Zbrojovka there will be housing, work, a school and kindergartens, a choice of several public transport links, direct access to the train station, but also nature, cycle paths, an accessible waterfront, and an offer of essential services and leisure activities, all within a maximum 15 minutes’ walk. Nová Zbrojovka will thus be a neighbourhood where you can do without a car, without having to commute and experience interminable delays.

A PLACE WHERE HISTORY WAS MADE

The former industrial area of Zbrojovka, with more than a century of history, will come back to life. While at the same time honouring its genius loci.

At the age of 16, he founded the LASAR project, which won over a NASA-led jury in the U.S. Conrad Challenge competition, and by the end of 2024, his team had launched the first Czech student satellite—LASARsat. And of course, we were curious about what it’s like to live in space, what housing might look like on Mars in the future, what Simono’s current student housing is like, what it should be like in the future, what his generation needs in this regard, and how to best communicate with them.

Frequently asked questions

The easiest way to inquire about an apartment in Nová Zbrojovka is through the inquiry form on the Nová Zbrojovka website.

You will then meet with our sales representative and can verbally reserve your selected unit for a period of 3 days. If you decide to purchase the property within these three days, we will prepare a reservation agreement for you to sign; upon signing, you must pay a reservation fee of CZK 50,000. Approximately one month after signing the reservation agreement, we will contact you regarding the signing of the preliminary purchase agreement, upon which you must pay the first 10% of the price (the reservation fee is deducted). You will then have ample time to secure financing, as the remaining 90% of the price is paid only after the project’s final inspection and the signing of the purchase agreement.

Construction of the Morizz and Cubicum residences is scheduled to begin by the end of 2024. Construction projects of this type and scale typically take 18 to 24 months to complete. We expect the Morizz and Cubicum complexes to be ready for occupancy in the first quarter of 2027.

Nová Zbrojovka is a rapidly developing urban area, and the Morizz and Cubicum projects are the first residential buildings to be constructed there. Concurrent with the construction of the Morizz and Cubicum buildings, a mixed-use complex in the southern part of the area (the Hrad, Montowna, and D4.Office buildings) and the adjacent K1 road will be completed. The neighboring Beranka residential building on the riverfront will be completed approximately one year later. We anticipate that the revitalization of the Svitava River waterfront will begin in 2027; the city of Brno is currently preparing the project documentation for this. In the following years, construction will then continue on the new square beneath the Kotelna chimney—which is located to the northeast of Cubicum - and the adjacent office and residential buildings.

Each development phase will feature a comprehensive mix of offices, apartments, retail and service spaces, as well as civic and public amenities, technical infrastructure, and transportation connections to ensure the comfort of the neighborhood’s residents. We are creating the new Zbrojovka based on the principles of a city of short distances, where residents, workers, and visitors have everything they need within easy reach - and this will already be the case when you move in. 

Yes, it is. A parking space is not included in the standard price. For most units in Nová Zbrojovka, it is mandatory to purchase a parking space in the building’s underground garage for 750,000 CZK, including VAT. For some units, typically the smallest ones, this requirement does not apply. This information is specified in the housing listing—units requiring the purchase of a parking space are marked with a car icon. Additional parking spaces can be purchased for each unit at the same price.

Yes, buyers have the option to purchase or lease an electric vehicle charger from CPI Energo, a.s. for any parking space.

Yes, most of the units listed include a basement. You can find out whether a particular unit includes a basement in the property listing—units with a basement included are marked with a basement icon. All cellars are brick-built and are typically located on the 1st or 2nd basement level. Cellar sizes range from 2 to 6 m² depending on the size and location of the unit in question. It is also possible to purchase an additional cellar for each unit; the sales representative will provide you with information on prices and available cellars.

In Nová Zbrojovka, all units—whether apartments, residential units, or studios—are built to the same structural, technical, and design standards, regardless of their legal classification. Due to applicable regulations, particularly the zoning plan, it was not legally possible at that time and during this phase to build only apartments. However, the quality standard for all types of units is identical.

The unit will be handed over with all finishing work complete (wall and floor tiles, vinyl flooring including baseboards, white paint), including interior doors, bathroom and toilet fixtures, and electrical outlets (switches, sockets, etc.), with the exception of outlets behind the kitchen cabinets.

The kitchenette is not included in the delivery. In the kitchen area, there will be available electrical outlets for all appliances; water and waste lines will be routed and terminated flush with the wall, including preparation for an outlet to connect the range hood vent under the ceiling.

Built-in cabinets, shelves, or any other furniture, appliances, curtain rods, interior blinds, or light fixtures in the living areas are not included in the delivery.

The price of some units includes exterior blinds, heat recovery, or air conditioning. Information about this equipment is provided in the housing listings and unit details, where individual features are marked with corresponding icons.

The base price includes your choice of one of four interior color schemes.

Client Change 1 (KCH1) allows you to choose from a wider color palette for individual surfaces or select premium options from the catalog. A flat fee is charged for processing KCH1, plus surcharges for premium options.

Client Change 2 (KCH2) allows for modifications to interior installations without altering the floor plan. A flat fee is charged for processing KCH2, plus costs for modifying the project documentation, necessary materials, and labor (calculated as additions and deductions).

Client Change 3 (KCH3) allows for layout changes involving non-load-bearing structures. A flat fee is charged for processing KCH3, plus costs for modifying the project documentation, necessary materials, and labor (in the form of surcharges and deductions).

Individual client changes (IKCH) allow for atypical client requests involving load-bearing structures, merging apartments, and similar modifications. This category requires consultation with the designer, preparation of project documentation including structural calculations, and, if necessary, modification of the building permit.

The Morizz and Cubicum residences are designed according to the latest and most stringent standards and have a Class B energy performance certificate, meaning they are highly energy-efficient.

Yes, both the Morizz and Cubicum residences have a storage room for bicycles and strollers. In addition, most of the units on offer include a spacious brick cellar that provides ample storage space.

The nearest public transportation stop for future residents of Morizza and Cubicum is the Vojenská nemocnice stop, which is approximately 1–3 minutes away (depending on the building entrance). Tram lines 2 and 3, as well as night lines N97 and N99, stop here. These routes will take you to the city center or the main train station in about 10 minutes.

The Brno-Židenice train station is also located in close proximity to Nová Zbrojovka, offering direct train connections to Prague, Vienna, and Bratislava, as well as regional connections to the Brno area.

Housing in both the Morizz and Cubicum buildings is protected against 100-year flood levels thanks to individual flood-protection measures. Although the Nová Zbrojovka area is currently classified as a flood zone affected by 100-year flood levels, the floor level of the lowest above-ground floor is higher than the 100-year flood level would reach. In addition, all entrances and driveways to the buildings located below the 100-year flood level are equipped with watertight doors and measures to prevent water from entering these areas.

The city of Brno is currently preparing project documentation for phases XXI and XXII of flood control measures, which directly border Nová Zbrojovka and are expected to be constructed around 2026–2027. As part of these flood control measures, the Svitava River embankment will be widened and a sports and recreational waterfront will be created to protect the entire Nová Zbrojovka area. Once these modifications are completed, the Nová Zbrojovka area will be removed from the flood zone, and individual flood control measures for specific buildings will no longer be necessary.

Yes, the Montowna mixed-use project is currently in the works. This rental housing will be ideal, for example, for people working in Nová Zbrojovka.

In the future, various forms of housing are being considered in Nová Zbrojovka, including an expansion of rental housing, and the specific offerings will depend on current market demand.

A 10- to 15-year timeline is a reasonable timeframe for a project of this scale—the revitalization of a 22.5-hectare brownfield site to create a comprehensive, fully-fledged neighbourhood that will ultimately offer 2,500 apartments, 200,000 m² of office space, and 100,000 m² of commercial and retail space, services, and civic and public amenities. The pace of development depends on many factors, particularly economic dynamics, supply and demand for real estate, and the speed of permitting processes.

The seller provides a 24-month quality warranty, which begins on the date the keys to the unit are handed over. The detailed warranty terms and conditions will be specified in the preliminary purchase agreement.
