Nová Zbrojovka, despite its location in the wider centre of Brno, offers plenty of greenery, in our case 30% of the buildable area, plus a two-hectare sports and relaxation waterfront with access to the river. It’s the residents of Morizz who will enjoy firsthand the benefits of living on the green waterfront, with its space for recreation and sport and which will be implemented as part of flood control measures. Morizz residence is the first residential building of Nová Zbrojovka situated on the new Svitava River waterfront. At the heart of the action. Almost every apartment provides outdoor space in the form of a loggia, a terrace overlooking Brno, or front gardens on the ground floor. In the middle of the building is a quiet atrium available to residents. Part of the project is a full-size covered parking space and spacious cellars.

A residence with RIZZ!
We think carefully when naming the buildings and parts of Nová Zbrojovka. We would like these names to carry the legacy of the place’s history into the future. So why Morizz? The name is a clever pun combining the name of Zbrojovka’s most important entrepreneur, Moritz Beran, and the suffix “rizz”, which became word of the year in 2023 and comes from “charisma”. And we go deeper. The logo incorporates four small stars symbolically related to Moritz Beran. In number and position they match the stars in the constellation of Aries (“Beran” in Czech), located in the northern part of the sky. The rizz of our first waterfront residence finally manifests in the gold we’ve used in the logo to symbolise the premium quality we believe in.
The hallmark of charisma and generosity is reflected, for example, in the spacious and airy units, full of light, that characterise the Morizz residence. Premium quality is also evident in the above-standard storage spaces, including storage rooms, which are available in almost every apartment, or the higher number of bathrooms, with 2 toilets or bathrooms from size of 3+kk and up. The ingenious layout will amaze you, with the living room situated in many of the apartments on the corner and even the possibility of practical, transverse ventilation of the apartment.
“Most often, clients are interested in the lighting of the apartment and the views, which at Morizz are extraordinary. There’s a great interest in family units 2-bedroom or larger, which also speaks to the family character of this building,”says Barbora Očkayová, sales manager of Nová Zbrojovka, explaining the preferences of those interested, adding: “Clients also greatly appreciate the opportunity to choose from 4 interior design options in the basic price, which is an exceptional bonus in development projects.”

We introduce the first inhabitants of Morizz
A nice surprise for all of us was the unusually high level of interest – Barbora was communicating with more than 20 people a week in the first wave. For the most part, they were pre-signed-up parties who’d been following the development of Nová Zbrojovka for a long time, knew the project perfectly and were determined to buy an apartment here. The opportunity to communicate with like-minded people who, like us, are convinced of the qualities of Nová Zbrojovka was a reward in itself. One of our diehard fans, whom we greatly appreciate, is Martin Tatár, who is buying a 1-bedroom apartment in the Morizz residence. We like to follow the stories of future residents of Nová Zbrojovka. We’re interested in what brings them to us, what pleases them aesthetically, and what they would like to add or change. So immerse yourself with us in the story of the Tatár family.
Martin lives with his wife and daughter in Prague and they have been considering a change of location for some time. He was recommended Nová Zbrojovka by a cousin who lives in Brno. “The priority for me was a project from a stable, proven property developer with a clear development plan that would include civic amenities, including a kindergarten and a school, and guarantee the quality of not only the construction, but also the solution for the surrounding area,”explains Martin, who’s been following the development of Nová Zbrojovka all year.
“At Nová Zbrojovka I was also attracted by their aim to revitalise a redundant area, by the excellent access to the centre and community life, the offer of events, sports facilities and yoga. All this is already up and running, and I believe it will gain momentum in future,”Martin avers.
We have a hunch that we’ll hear from Martin again in future in connection with another construction, because he was excited about one of the planned residences, Block G, where he would like to buy a larger 3+kk family apartment in the future. And we look forward to seeing more stories like this, and watching our Nová Zbrojovka community continue to grow at this rate.
