The key steps in the development of Nová Zbrojovka are being implemented in cooperation with the City of Brno. They are defined in the Cooperation Agreement and we are pleased that all common goals, including transport infrastructure, are already in process. Everything is running according to joint agreements and plans and we appreciate that.
Thoughtful puzzle development
At Nová Zbrojovka we like to use the term ‘puzzle development’. It is satisfying to see how the individual stages of the development of the former armoury brownfield fit together, build on each other and slowly but surely you recognize the overall picture of a full-fledged district with all the necessary equipment and technical facilities according to the Masterplan of the whole area.
The backbone transport infrastructure is defined by four basic puzzle pieces. Before we introduce them, it is worth mentioning the fully functional part already planted in the form of the reconstructed traffic connection through Lazaretni Street, which is ideal for the operation of the first buildings. And what other transport steps are underway?

Preparation of the southern connection is already underway
The first piece of the traffic puzzle is the connection from Zábrdovická Street, which is already under construction and should be completed by mid-2026. We have already shared with you the progress of the revitalisation of this section in a previous article. This traffic connection will safely cover the traffic of the buildings currently under construction and will be ready before the first residents move in.
The northern part will be connected to a large urban ring road
Nicely into the corner in the northern part, we have just started to chip away at the second piece of our traffic puzzle. We are talking about the traffic connection that will be created by the extension of Markéta Kuncová Street. A few weeks ago, together with representatives of Brno, we started the construction, which should be completed within two years. Thanks to this, we will get a direct connection to the large city ring road and thus we will also improve the transport accessibility of Nová Zbrojovka to the maximum. The commute to the D1 motorway in both directions will be a luxurious 10 minutes.
In addition to our 62% participation in the construction costs, we are also responsible for all the preparation of the construction, including project documentation. "The location of the new street was one of the biggest challenges. The new Armoury is growing in the wider city centre, which requires close cooperation with the city, the districts and local residents. They demanded that the road be moved further away from the private gardens on the Baar waterfront and adapted to the higher traffic load, including public transport, with a direct connection to the large city ring road. The solution was the purchase of the adjacent industrial area at the expense of Nová Zbrojovka, which allowed for optimal routing of the traffic connection. Thanks to the overall buyout, we also gained the opportunity to revitalize the remaining part of the area, where a new multifunctional warehouse for Tesla is now standing," says our Project Manager Jan Růžička.

Everything will be connected by an urban avenue
The third part represents a new urban avenue that will run through Nová Zbrojovka and will connect the above-mentioned traffic connections. It will consist of a two-lane road with turning and public transport lanes including bus stops. There will also be a separate cycle path and a double-sided pavement. Despite its traffic character, this 1 km long avenue will also provide ample green space within the central reservation and along the edges to make the area more pleasant for pedestrians and to eliminate noise.We wanted the new urban avenue to be named Nová Zbrojovka - as a permanent reference to the brownfield transformation phase of Zbrojovka, even as this original name is gradually replaced by the final street names and central locations of the new district. This wish has come true - we are proud to announce that the new city street will bear the name Nová Zbrojovka.

New sleek 85 m long handsome
The fourth and last piece of transport infrastructure is the bridge over the Svitava River. By the way, the first bridge in Brno after more than 60 years. This is our cherry on the cake, because even without it, the current state is fully satisfactory and we can enjoy comfortable passage in all directions. This last transport project will connect us with the area behind the river, the area of the former Motor Works and will offer another connection to the big city ring road, in this case from Tomek Square in Husovice. A study has now been completed and project preparation will follow.
We cheer for architectural competitions! Nová Zbrojovka is currently being developed by more than 10 architectural studies selected in competitions organised by us. The architectural design of the bridge was also competed in early 2022 under the auspices of the City of Brno. The winning design by the British studio William Matthews Associates looks truly spectacular. We can look forward to a bridge approximately 30 metres wide and 85 metres long, which will bring two lanes of public transport and offer two more to car drivers. There will then be separate segregated cycle lanes on both sides and space for pedestrian movement.
Train station ‘under the windows’ of Nová Zbrojovka: a convenient choice for non-drivers
And finally we have good news for non-Brno drivers, children or students! In the immediate vicinity of Nová Zbrojovka there is a train station, where regional and interstate connections leave regularly. It offers a convenient and environmentally friendly alternative to driving. Prague can be reached in just over two hours and Vienna in an hour and three quarters. In short, we don't compromise on transport accessibility.
