Winter is a test of resilience. We skated through it successfully
When we wrote the last entry in the construction log in mid-November, we had a long period of low temperatures and unpredictable weather fluctuations ahead of us. And it is precisely these conditions that determine what can be done and when work needs to be adjusted. Concreting and other wet processes have clearly defined temperature and technological conditions.
Every year, the same questions arise on construction sites: at what temperature and in what weather conditions can work still be carried out, and when is it better to wait? This year, we have not escaped frosts and snowstorms either – and our goal is to move the construction forward, but not at any cost. The goal of construction companies is to meet deadlines, and our priority is quality and compliance with technological procedures. That is why our construction supervisor carefully checks every step and strictly monitors that nothing is rushed at the expense of quality. The result is good news: we are on schedule. See for yourself in our new video. Currently, six cranes are working on the construction site, and their number will decrease as construction progresses.

Morizz Residence: interior work in full swing
Morizz is closed both inside and out – the monolithic structure is complete and the windows are installed. The first layer of vapor barrier foil has been laid on the roof and we are continuing to finish the roof cladding. The building is gradually taking on its final shape and protection from the elements.
Inside, work on the details is in full swing. New plaster is being applied on the lower floors, rough floors are being poured, and painting work is being prepared. The rough electrical installations are complete, with cables connected to the switches. We are gradually installing bathrooms and toilets and preparing to lay ceramic tiles. We are working on equipping the riser shafts – i.e., the water, sewer, and ventilation systems that will connect the individual apartments to the building's technical facilities. The first 66 apartments will welcome their residents at the turn of 2026 and 2027.

Cubicum, the larger sibling, begins to grow in height
Cubicum, Morizz's "bigger and more spacious brother," will have 6 to 10 floors. We are currently concreting and finishing the ceilings above the last sixth floor. At the same time, we are continuing with the construction of one section up to the tenth floor. On the lower floors, we are installing windows, carrying out installations, and preparing the interior plastering. Partition walls are being built, rough electrical installations are being carried out, and the first phase of shaft equipment installation is underway. A retention tank, which will be an important part of rainwater management, has been completely installed and backfilled in the inner courtyard. We plan to complete the project by the end of 2026, with residents moving in during the first quarter of 2027 – up to 242 apartments will be created.

Montowna: monolith almost completed, courtyard to come alive with greenery
At the multifunctional Montowna, which combines residential and office space, we are finishing the concrete structure and will soon complete the monolith. We have begun installing the lightweight perimeter cladding and window fillings. In the inner courtyard, i.e., on the roof of the two-story underground garage, we are working on the roof cladding. And at the beginning of March, we will start the final touches – laying granite cubes and paved areas. We are also preparing to plant greenery, which we are very fond of at Nová Zbrojovka – the parterre will be enlivened by shrubs, perennials, and a 15-meter tree imported from the Netherlands.
At the same time, the installation of technical equipment in the buildings and masonry work in the garages are continuing. In the spring, we will continue with the brickwork on the second floor and are heading towards an important milestone: by the end of March, the building should be completely waterproofed and the shell construction completed up to the 6th floor of the residential part and the 7th floor of the office part. Subsequently, the interiors will be filled with bricklayers and other trades, who will start the interior work at full speed.
The Montowna project will offer the first apartments designed purely for subletting, a total of 115 units. The second part of the building will feature shops, services, and modern office space. We plan to complete the project by the end of this year, and the first apartments will be available for rent in early 2027.

D4.Office: offices heading for completion
We completed the roof of the D4.Office administrative building during the winter, so it is now completely finished on the outside. Work on the interiors is proceeding according to the specifications of the tenant, E.ON, which will move in during the second half of the year. We are finishing the plasterboard partitions and double ceilings, installing building services, elevators, and finishing the plaster and floor casting. Modern furniture and attractive glass office partitions and doors are being manufactured. All floor coverings have also been ordered – high-quality vinyl flooring, tiles, and carpets. In the spring, we will begin insulating the facade facing the courtyard.

Infrastructure and transport connections: a neighborhood connected to the city
We are building the backbone infrastructure at the same time as the construction. We are placing an emphasis on sustainability – for example, rainwater retention, green roofs, and sufficient and evenly distributed public green spaces. All construction work is proceeding according to plan. In our last update, we informed you about the completion of the main phase of laying utility networks. Today, the water supply, sewerage, and electricity systems are completely finished throughout the first phase of Nová Zbrojovka.
We are also continuing with the new transport connection. The K1 backbone road (future Stallerova Street) will connect Lazaretní with the southern part of Nová Zbrojovka – the first section from Lazaretní to the corner of Montowna is complete and undergoing final approval. We are working on the second stage of the road and elements of blue-green infrastructure – infiltration ditches, drainage pipes, and retention trenches will help retain rainwater in the area and gradually allow it to seep back into the landscape.
The first section of Markéty Kuncové Street, which will connect the district to the city ring road from the north, is partially paved, and you can already clearly see the final transport connection and spatial layout of the street. Reconstruction of steam pipes and installation of low-voltage networks are underway. The new access road from ZET.Office to the Tesla car factory has been in operation since mid-December.
