With the newly completed buildings, Nová Zbrojovka will see an increase in the number of employees and visitors – and, with the start of the new school year, children as well. That’s why, just like schoolchildren, we’ll be facing a new routine starting in September. A growing neighborhood needs transportation that is safe and efficient for everyone – drivers, buses, cyclists, and pedestrians. We’ll gradually improve accessibility and the ease of getting around the entire neighborhood, and starting in September, you can look forward to three new parking lots.

Parking Lot 1: Thirty Parking Spaces on Lazaretní Street
Starting in September, we will open a new public parking lot on Lazaretní Street with a capacity of approximately 30 spaces. The entrance will be on Lazaretní Street, next to the D4.Office building, where E.ON will move in this fall. The parking lot will primarily serve visitors to the Montowna multifunctional building who come here to use the fitness center, take Pilates classes, shop at the supermarket, drop off their children at the daycare center, or access other services.
Parking will be automated via license plate recognition. Upon exit, the system will automatically calculate the length of time you were in the parking lot. The first hour is free; after that, you’ll pay 40 Kč per hour. Payment is made by credit card directly at the kiosk by the exit.
And the changes in this area don’t end there. Starting in October, we’ll also be temporarily redesigning the public space here - it will include a new small park with a dog run and a food truck zone. The parking lot will thus complement a space that will serve not only cars but also dog owners and those looking for refreshments.

Parking Lot 2: Forty charging stations for electric vehicles near the railroad tracks
This fall, you can also look forward to the opening of a large parking lot between the railroad tracks and the historic Kotelna building. We will set aside approximately 40 spaces for the public, which will also serve as charging stations for electric vehicles. The remaining capacity will be reserved for employees of the existing buildings, E.ON, and, in the future, other companies moving into the new offices.
Parking will work the same way as at the first parking lot. Upon exiting, the system will recognize your license plate and automatically calculate your parking time. The first hour is free; after that, the rate is 40 CZK per hour. Payment is made by credit card directly at the kiosk by the exit. At the electric vehicle charging stations, you can charge using a Chargee card, a QR code, or a credit card.

Parking Lot 3: Fifty Spaces at the Former Substation
Starting in September, we’re preparing a third parking option for you at the site of the former substation, next to ZET.Office near Amenities Park, which will offer 50 spaces to the public. The same payment system will apply here as at the other parking lots. Part of the capacity will be reserved for Tesla vehicles, and the parking lot will primarily serve parents who send their children to local private schools. So if you drive your school-age children to Nová Zbrojovka, this will be the closest parking lot for you.

Starting in September: You Will No Longer Be Able to Stop Near ZET.Office Due to a New Bus Route
One of the most important changes concerns the area around the ZET.Office building. Starting in September, we will install “No Stopping” traffic signs in this area. This is due to the preparation and gradual implementation of a new bus route. We need to ensure that buses can pass through the area smoothly and safely.
For drivers, this means one simple rule: you will no longer be able to park or stop near ZET.Office. We therefore ask that you respect the new traffic signs. Vehicles that violate the no-stopping rule will be towed. If you regularly drive to our location, we recommend planning ahead for the new regulations and using the new parking spaces that we are gradually opening in the area. Taxis and delivery services will be exempt and will be able to stop briefly at the building’s entrance, just as they do today.
2027: Gargulákova Street for Cyclists Only, Markéty Kuncové Street for Cars
Further major changes will take effect at the beginning of 2027. Entry to and exit from Gargulákova Street will be restricted to cyclists only; motor vehicles will no longer have access to this section. Starting in January, a new traffic route via Markéty Kuncové Street will replace Gargulákova Street. Therefore, if you are traveling to Nová Zbrojovka by car, you will need to adjust to the new traffic arrangements and use the new route. These new measures are part of the area’s ongoing development, designed to ensure that cars, cyclists, pedestrians, and buses can move safely and smoothly throughout the entire area.
New Bus Route No. 44/84
We are pleased to announce that bus stops will also begin operating here starting early next year. Bus Route No. 44/84 will follow the new route via Markéty Kuncové Street. Additional stops will also be added at the entrance to Nová Zbrojovka from Lazaretní Street. This will improve accessibility via public transportation and provide more options for getting here without a car. This route is a temporary solution pending the construction of a new city boulevard and the introduction of a trolleybus line. However, with new buildings, businesses, and residents already moving in, we need to strengthen transportation services now.

SEPTEMBER 2026
- A no-stopping zone will go into effect near ZET.Office

- near the railroad tracks with 40 spaces, which you can also use to charge electric vehicles.
JANUARY 2027
- Gargulákova Street will be open only to cyclists - motor vehicles will use the new route via Markéty Kuncové Street,
- and new bus stops for lines 44/84 will begin operating on Markéty Kuncové Street.

These measures and changes are part of the gradual development of Nová Zbrojovka and will naturally evolve as more buildings, services, and people are added. All office and residential buildings have their own parking facilities, which we will primarily locate in underground garages. Therefore, these temporary parking spaces will gradually be moved directly beneath these buildings. This will allow us to gradually free up public space for more pleasant and safer movement throughout the neighborhood.
It is important to us that getting around the complex is as easy, safe, and comfortable as possible for you. That’s why we ask only one thing of you - please familiarize yourself with the new rules. By doing so, you’ll help us prevent unnecessary complications, fines, and potential vehicle towing. Together, we can create a place where people can live, work, and spend their time well - starting today.
