We see Nová Zbrojovka as a space that concentrates everything we love about Brno in one place. We’re bold enough to say that everyone can find what they’re looking for with us, whether that means the design of an apartment or the benefits that life in this neighbourhood will bring.
For example, a young man who is finding his feet at work (e.g. in one of the companies in our ZET.Office) will choose his first studio apartment here; he doesn’t yet plan to settle down and start a family, so he’ll prefer to rent. He’ll especially appreciate the sports facilities in Amenities Park and the bike path around Svitava right under his nose.
Nová Zbrojovka is also an ideal place for a young couple who can’t wait to live together for the first time in their dream 1-bedroom somewhere near the centre, because a combination of a rich social life while also living in the countryside is important for them (we add a river as a bonus).

1. The revival of Brno’s largest brownfield site
The nearly unused decaying 22.5 hectare site is being restored to life twenty years after Zbrojovka’s closure. We think it wiser to re-cultivate a space that was once worked, to densify a city instead of expanding it outward on greenfield zones. Construction on the peripheries brings, among other drawbacks, expensive traffic, road congestion, and a shortage of civic amenities.
2. Energy efficient
We design all buildings with an emphasis on energy efficiency (maximum EPC rating B). This guarantees not only less energy costs every month, but also the opportunity to obtain more favourable mortgage financing.
3. Sustainable on all levels
We’re creating a neighbourhood that is respectful of people, the environment and which helps to develop the surroundings economically, as evidenced by the internationally recognised interim certification BREEAM Communities, which Nová Zbrojovka was the first city neighbourhood in the Czech Republic to receive. The project thus includes, for example, a sophisticated system of green roofs with photovoltaic panels, providing for the operation of a community shared power plant, or elements of blue-green infrastructure that will increase the amount of rainwater infiltrated by 70% and reduce runoff by 25% compared to traditional urban environments.
4 15-minute city
In Nová Zbrojovka there will be housing, work, school and kindergartens, a choice of several public transport connections, including a train station, as well as nature, a river, and the offer of essential services and leisure activities – all within a maximum 15-minute walk. Nová Zbrojovka will thus be a neighbourhood where you can do without a car, the need for complicated commutes and delays on the way.
5. A place where history was written
We’re reviving the space of the former Zbrojovka plant, source of a rich historical legacy, with respect for its genius loci. As a reminder of the magnificent history of this place, dating back to the Austro-Hungarian Empire, we decided to keep 4 original buildings. Investment in their reconstruction compared to the construction of brand new buildings is significantly more costly, but it’s worth it!
6. Architectural quality and variety
High-quality and diverse architecture make for a more pleasant place to live. More than 10 renowned architectural studios have participated in the design of the individual buildings in Nová Zbrojovka, and each building will be an original. Modern architecture has been blended with renovated original buildings. The architect of Nová Zbrojovka, Ivona Uherková, oversees the mutual relations of buildings and public spaces throughout the area.
7. A school and kindergarten for the needs of the 21st century
The school and kindergarten are the main pillar of civic amenities in Nová Zbrojovka. The private schools will be joined by a planned state school and kindergartens over the coming years. The building, whose appearance was chosen in one of the architectural competitions, will not only be used within the scope of school activities, but also for leisure activities of people from the surrounding area, or for organising various events.

8. Transport accessibility
The benefit of having a location just beyond the city centre is great accessibility. The district is surrounded by tram, trolleybus and bus stops, with a train station nearby. You’re at náměstí Svobody in 15 minutes! Cyclists can use the popular cycle path leading around the neighbouring Svitava River. We’re actively cooperating with the City of Brno on the construction of new transport connections from Šámalova or Markéta Kuncová streets and the construction of a new city avenue and bridge over the Svitava River.
9. Generous main square
In the centre of Nová Zbrojovka, a new square will cover an area of 1 hectare – a space for meetings, relaxation and cultural activities, largely made up of greenery. The dominant feature of this space will be the iconic building with a chimney, the original Kotelna (former boiler house), which will be transformed into a multifunctional centre combining shops and gastronomic businesses with a gallery, concert hall, or even a brewery. Diverse, conceptually sophisticated events will regularly take place on the square and in the centre.
10. Nová Zbrojovka will be 30% green
The main green area is planned around the Svitava River in the form of a waterfront sports and relaxation park over two hectares, which will be built as part of nature-friendly flood protection measures. Another significant concentration of greenery in the form of smaller alder trees, providing shade and space for sitting and relaxation, up to the mature plane trees, will then be conceived in the central part of the square. All streets are also designed to have their own line of trees.
