The outlines of the first complex part of Nová Zbrojovka are now so clear that we can finally release all the essential figures, introduce new tenants, shops and services and publish concrete plans for its completion. Currently, along with the construction of four new buildings, the preparation of public spaces, including transport and technical infrastructure, is also in full swing. These will be joined by the last three buildings of the southern zone, including the new square, so that by the end of 2030 the first complete part of Nová Zbrojovka will be ready. At this stage, it will offer more than 400 apartments for sale, 200 apartments for rent and 50,000 m² of office and retail space.

4 buildings in full construction

The current development brings the total number of units for sale within the Morizz and Cubicum residences to 301. The Montowna mixed-use development adds a further 110 units for rent and, together with D4.Office, offers 17,000 sqm of office space and almost 3,000 sqm of retail and service space. This brings the current gross floor area under construction to more than 54,000 m².


Of the total number of units on offer, 53% are currently sold.
The supply of the remaining units currently represents 12% of all new buildings offered in Brno, making Nová Zbrojovka the largest development project in Brno. "It is surprising for many buyers that the prices of the units in Nová Zbrojovka are at the level of average prices of new buildings in Brno, despite the higher standard of not only the units themselves, but also the entire building, including the design of the surroundings," says our Development Director Miroslav Pekník, adding another crucial feedback: "The proposed method of financing the flats, where only 10% of the property price is required as a deposit and the remaining part is payable after the units have been approved, has received a very positive response."

Time for new services, shops and other tenants

Retail and office space in buildings under construction is already largely occupied. So, dear entrepreneurs, if you still want to be a part of Nová Zbrojovka in this wave, it's high time you let us know. Let's introduce it:
in the multifunctional Montowna building there will be a modern fitness Czech Virus Gym, a Pilates place studio or, for example, a Maple Bear kindergarten, which will complement the existing Maple Bear primary school in ZET.Office. The IT company Axians will also have its headquarters here, and a popular café concept with its own Rebelbean roastery will offer services.

The 110 rental apartments that will be built in Montown will be operated by Foreigners, a Czech real estate agency.

One entire building, D4.Office with a total area of 10,500 m², has been chosen by E.ON as its new location. They are not little people, we are happy about it and we are looking forward to hundreds of new faces we will meet in Nová Zbrojovka.

New gastro concept with 10 food brands

We don't forget about satisfying your taste buds. And we don't stop at one food brand, we want to treat you to 10 of them, what do you think? In the near future, you can look forward to the new MyFoodPlace gastro concept, which promises to bring all the flavours together in one place. Their unique containerised operation will be built next to our Kotelna, a future multifunctional centre that will form the centre of the district over the next few years and, together with the surrounding square, will provide a space for gathering, relaxation and cultural activities, complete with greenery and water features.

Completion of the southern part by 2030

In the next construction step, we will start the construction of three buildings closing the first complete stage in the southern part of Nová Zbrojovka. Its completion is planned for 2030.

It includes the Beranka waterfront residence, which will offer 107 units in layouts from 1 + kk to 4 + kk in a higher standard with an emphasis on efficient use of each m² and easy furnishing. The new office buildings D5.Office and E.Office will bring an additional 27,500 m² of office and retail space. Last week we officially launched their lease. The mix of functions in this construction phase will be complemented by a range of accommodation for short- and medium-term visitors in the planned Mamaison Vibe hotel, which forms part of the E.Office block.

Hand in hand with the construction of new buildings goes, of course, the preparation and implementation of strategic public projects designed in cooperation with the City of Brno. At the moment, all the common goals defined in the Cooperation Agreement between us and the city have already been activated. So what is currently happening?

Transport connection of Nová Zbrojovka

School and kindergartens

The City of Brno is currently preparing project documentation for the implementation of the state-owned Nová Zbrojovka Primary School and Kindergarten, which will add 27 classes for more than 800 children to the capacity of the existing private schools. An investment plan has already been approved for the construction of another state kindergarten on the Svitava embankment at the entrance to Nová Zbrojovka and the selection of a design partner is underway.

Revitalisation of the waterfront including flood protection measures

A project for the revitalisation of the two-hectare Svitava waterfront is underway, which, together with the implementation of flood protection measures, will offer additional space for recreation and sport in Nová Zbrojovka. The implementation is planned to take place between 2028 and 2030.
