For most people, price is the first filter. Some have a clearly defined budget, while others are willing to work with it – perhaps because of a higher floor, terrace, or view. However, what is important is what is included in the final price. That is why we recommend always asking whether the price offered is final or whether there will be additional fees.
With us, for example, the answer to this question is simple: the price for the apartment is fixed, final, and without hidden fees. In addition, you do not pay any commission – you buy the apartment directly from the developer. The price of the apartment includes a cellar, some entrances also have a pram and bicycle storage room, and some apartments are also equipped for blinds or air conditioning. Parking is not included in the price, but it is part of every offer, so you know exactly how much to expect. These are all attributes that you don't have to ask about when buying from us.
Take a close look at the financing options. With us, for example, you only pay 10% of the purchase price at the beginning, with the rest payable after final approval, plus a fee of fifty thousand for concluding the reservation agreement. However, this is a very accommodating financing model, which is more the exception than the standard today. Don't forget to check the legal status – whether the apartment is privately owned or part of a cooperative, how it is managed, and whether the ownership relations are clear.

For many people, the height of a floor is more important than it seems at first glance. In new buildings, the price usually increases with the floor. Some people have a so-called "sliding budget" and are willing to pay extra for a higher floor, a better view, or a spacious terrace. However, the choice of floor is always very individual. Some people want to live at the very top, while others are afraid of heights and head straight for the lower floors. Both options make sense – it just depends on your lifestyle and sense of comfort.
But when you say "ground floor apartment," many people imagine a compromise. And we like to break that idea. Living on the ground floor can be a surprisingly smart and comfortable choice. It offers a lower price per square meter, often has its own terrace or front garden, and is easily accessible without elevators.
The same applies to the orientation of the apartment. Some people love the sunny south side, while others appreciate the pleasant summer coolness of the north side. What should you do if the apartment is under construction and you are unable to view it in person? Don't settle for beautiful visualizations alone. It is always a good idea to ask if there is a possibility to see and experience the future appearance of the apartment, at least indirectly.
