Rebeca and Matej have been living in Brno for several years. Matej, originally from Slovakia, studied here and stayed after his studies, while Rebeca moved to Brno five years ago. They were in no hurry to find an apartment, there was no pressure - and so they spent seven months choosing their home together.
The main role in this process was played by an elaborate table with an overview of currently available housing units, primarily new-builds, with a number of detailed criteria. The work of the analytical and practically oriented Rebeca, which in the end offered 32 units of the intended 2-bedrooms layout. By the way, this table literally made our chins drop, such precision is hard to come by. We are all the more pleased that the winner of this ‘multi-criteria selection’ was a spacious 2-bedrooms in Cubicum.

A neighbourhood where you can work and live
‘We learned about the launch of the sale of the first apartments in Nová Zbrojovka from an information poster in ZET.Office, where Matej works,’ says Rebeca. ‘At that time I had already developed my own excel with the current offer of 2-bedrooms in Brno. We had been looking for a long time and we knew that when the right apartment came along, we would know it.’
Nová Zbrojovka is based on the principles of a 15-minute city, where everything you need is concentrated in one place. There's the opportunity to live, work, play, eat well, of course, and in a variety of ways, educate your children, shop, and have all the services you need. The combination of working and living in one place, without having to spend time commuting, has worked perfectly here in the case of Rebeca and Matej.

Rebeca and Matthew came, saw, heard and thought carefully
Before you buy an apartment, it is definitely good to soak up the atmosphere of the neighbourhood, get to know the community and get to know the development plans for the area. You might expect this to be harder in a neighbourhood that is just starting out. However, this is not the case with Nová Zbrojovka, as Rebeca and Matej found out.
Thanks to the detailed information we have been sharing with the public since the beginning of the transformation, they were able to get a pretty concrete idea. Their selection process for the dream apartment included listening to all episodes of our V ODZBROJENÍ podcast, reading blog articles, information shared on the web and social networks, including a detailed study of the Masterplan, and also a thorough ‘spying’ on site.
Crucial facts
‘The complexity of the project appealed to us the most. We like the fact that it has been thought out in every detail and from different angles. Whether it's the elaborate urban design in the form of a masterplan, including the sensitive distribution of functions within the area, the ecological aspect or the preservation of historic buildings,’ explains Rebeca. ‘It also fits with us that something completely new is being built here and we can be there.’
Since they travel frequently, the transport connection of Nová Zbrojovka to the motorway, which is currently being built by extending Markéta Kuncová Street and will connect the area to a large urban ring road within two years, was crucial for them. They also appreciate the transport accessibility within the city, where the area is surrounded by several public transport stops and in 10 minutes you are in the historical centre.

‘We were pleasantly surprised by the price, which was average for the properties we looked at, despite the quality of the project, the amenities and the higher standard of the units. We perceived a great investment opportunity here. In addition, the form of financing was very friendly - it was enough to pay only 10% of the price of the apartment, while elsewhere they wanted up to 30%,’ adds Rebeca.
Human approach of the Nová Zbrojovka team
We take humanity and friendliness for granted, and we never cease to be amazed at how often people are surprised by it. Rebecca and Matej were delighted, for example, that we were flexible to postpone their booking date due to a holiday. They were also very positive about the meeting with our project manager Honza Růžička, who took the time to discuss all the issues with them personally.

Transformation of the Zábrdovice site
With Honza Růžička they discussed their only concern - the locality of Zábrdovice, specifically the area behind the river from Nová Zbrojovka towards Cejl, Bratislavská and Francouzská streets, also known as the Brno Bronx.
‘A large part of Zábrdovice has long been stigmatized with the label ’Brno Bronx’. The negative image that was created in the last century persists - but the reality is elsewhere. Over the last 10 years, the district has undergone a significant transformation, with modern new buildings, development projects, reconstruction of houses, changes in the composition of the population and the atmosphere,’ explains Honza Růžička.
According to data from the Flat Zone search engine, which analyses the real estate market, a total of 1,077 new buildings have been sold in the Brno Bronx and its immediate surroundings in the last five years. There are currently 13 development projects offering 405 new flats. These projects are attracting new residents and gradually changing the character of the entire locality.
‘It will still take some time, but I believe that the old prejudice will gradually change and people will start to perceive this part of Zábrdovice as a fully-fledged perspective part of the wider city centre,’ adds Honza Růžička.
Rebeca and Matej are thus another fans, and soon also residents, of Nová Zbrojovka who have recognized its quality and potential. And we are glad that their path led to us.
