Spring is coming, cranes are disappearing – shell constructions are being completed
Just in our last February update, we were dealing with frost, snow, and weather that was doing whatever it wanted on the construction site. But now, there’s a completely different energy in the air at Nová Zbrojovka. With the arrival of spring, concerns about whether temperatures would allow for concrete pouring and other wet processes have faded, and construction has picked up even more steam. In short: when the weather cooperates, you can feel it at every turn.
One thing that everyone will definitely notice now is the gradual disappearance of the cranes. We admit we’re a little sad to see them go – their daily movements above the construction site have a certain charm, and sometimes it’s more exciting than the evening movie lineup. At the same time, however, it’s the best possible sign: once the cranes disappear, it means the structural work is complete. And that’s exactly what’s happening now. May 2026 thus marks a major milestone – the completion of nearly all structural work on the first buildings in the southern zone.
This was nicely demonstrated by the April topping-out ceremony at Montowna, the traditional moment when reaching the highest point of the structural work is celebrated. And since the same celebration awaits the Cubicum residence soon, it’s clear that Nová Zbrojovka is moving into the next phase. Instead of massive structures, it’s now time for more details, interiors, and everything that turns a building into a real place to live.

Morizz is transforming from a construction site into a luxury residential complex
Morizz is a perfect example of how quickly a construction site can turn into a home. Since it is the smallest of all the buildings, it is progressing the fastest. In the spring, the first paved areas and sidewalks appeared in front of it, and trees are being planted along the street, so the surroundings no longer look like just a construction site. Suddenly, it’s becoming clear what this part of Nová Zbrojovka will actually look like.
The building has windows installed, a finished roof, and a facade facing the courtyard. We are currently erecting scaffolding around the perimeter of the building and working on the exterior facade, which should be gleaming with newness in just a month and a half. In other words: Morizz no longer looks like a shell, but increasingly like a real place to live.
Things are bustling inside, too. All the service shafts – that is, the water, sewer, and HVAC lines – which will connect the apartments to the building’s utility systems, are now enclosed. We’re finishing the subfloors on the top sixth floor, and the plasterwork is complete throughout. Work on the bathrooms, toilets, and tile installation is in full swing – we’re moving up the floors in a spiral, from the bottom up. The basement is currently completely full – bathtubs, sinks, and other fixtures are waiting here, ready to adorn the interiors soon.

The good news is that everything is going according to plan. The first residents will move into the 66 apartments around the turn of the year, and some should even be celebrating Christmas in their new homes.
Morizz also welcomed dozens more prospective residents over the weekend during an Open House event. Visitors toured the model apartment and saw firsthand what life in Nová Zbrojovka will look like. The attractive 1-bedroom corner apartment impressed them with its spacious living area, abundant natural light, and high-quality finishes and standards. The guided tour also included a look at the entire Morizz building, right up to the roof. People saw the progress of construction, the vacant apartments under construction, and the views in all directions. And since the event also resulted in some great photo documentation, we’ll revisit it in one of our upcoming articles.

Cubicum is a hive of activity – every trade is at work on every floor
Inside and out, nearly every trade imaginable is hard at work on the construction site. There’s something happening on every floor – partitions are going up in one area, while plastering and electrical work are underway in another. It’s clear to see that intensive work is underway here to bring the future apartments into shape.
The Cubicum Residence is the larger and more expansive sibling of Morizz; it will have 6 to 10 floors. The lower part of the building is completely dry, covered with the first vapor barrier, and the final roof layers are being completed. In the tallest tower, which will rise to the tenth floor, we are pouring concrete and finishing the ceilings above the ninth floor. And just like with Morizz, the building’s exterior is rapidly transforming here as well – the facade is taking shape, and most of the windows are already installed.
The fast pace is evident inside as well. Shafts, subfloors, and plaster are being installed, while electricity, water, and heating systems are being laid out. Partitions are being built, and the structure is thus taking shape step by step into a form that one can already imagine as a real home, not just a construction plan.
We plan to complete Cubicum, with its 242 units, early next year, and the first residents are expected to move in this spring. Both Cubicum and Morizz still have several spacious family apartments available, offering beautiful views of Brno. Montowna: Exterior complete, interior finishing touches underway, and the surroundings are beginning to turn green
We’ve made significant progress on the multifunctional Montowna project. The structural work is complete, the building is fully weatherproofed, and the April topping-out ceremony confirmed that we’ve reached another major milestone – the highest point of the structural work. The monolith, the building envelope, and the installed windows are all complete, as are all utility connections leading into the building – water, electricity, and sewer. We are working on the roof cladding and the building’s insulation.
The good news is that most of the work in the garages is also behind us. Now, construction activity is shifting mainly to the interiors, where the interior finishes and building services systems are being installed. In other words: instead of heavy machinery, the spotlight is now on the trades that are giving the building its future form from the inside.

Things are also bustling in the courtyard between Montowna and Hrad, which is being built on the roof of a two-story underground parking garage. We’re putting the finishing touches on the surfaces here, laying granite pavers, which will be connected to a wooden deck. A striking feature of the parterre is a 15-meter-tall maple from the Netherlands – watch its planting live.
But this giant certainly won’t be alone here – more trees, shrubs, and perennials are being added. Importantly, we’re also transplanting trees from the Nová Zbrojovka site into the parterre. While this is a more demanding and several times more expensive approach, it makes perfect sense to us – instead of cutting them down, we’re giving new life to several mature trees. Thanks to this, the environment already functions naturally here today – the trees provide shade, cool the surroundings, and create a more pleasant and healthier climate. We don’t have to wait years for the newly planted greenery to grow. The atmosphere is just as important – streets lined with mature trees feel lively and natural, creating a better sense of the entire place from day one. This is further proof that we take sustainability seriously and that it’s more than just a buzzword for us.
Montowna will feature the first apartments designed exclusively for rental – a total of 115. The second part of the building will offer shops, services, and modern office spaces, making it a truly vibrant urban building with various functions under one roof. We plan to complete construction by the end of the year, and the first apartments will open to tenants in early 2027.

Offices at D4.Office: Finishing the Interiors
The exterior of the D4.Office office building is now complete – including insulation of the facade facing the courtyard. That makes things all the more bustling inside. We are laying the final floor coverings, ranging from carpets to high-quality vinyl and wood flooring and tiles – across a total area of 10,500 m². At the same time, we are installing modern furniture, fitting glass office partitions and doors, and gradually completing the building floor by floor to its final form. And since E.ON will be moving in during the second half of the year, it’s clear that D4.Office is already heading into the home stretch.
Transport connections: connecting to the city step by step
Alongside the construction of the buildings, we are also working full steam ahead on what will hold the entire new district together and connect it to the surrounding area and the city. Significant progress is being made on the K1 backbone road, the future Stallerova Street, which will connect Lazaretní to the southern part of Nová Zbrojovka. The first section from Lazaretní to the corner of Montowna has been approved, and we are now working intensively on the second section so that it will be completed by the start of summer vacation. Throughout the entire road, we are focusing on blue-green infrastructure elements – infiltration ditches, drainage pipes, and retention trenches – which capture rainwater and return it to the landscape.

Work is also progressing on Markéta Kuncová Street, which connects the neighborhood to the city ring road from the north. The project is on schedule – the first section from Nová Zbrojovka toward the Tesla factory is complete, so it’s easy to see what the final traffic layout for the entire street will look like. Reconstruction of steam pipelines and the installation of low-voltage networks are continuing. Another section of Skopalíková Street is also complete. We know that temporary traffic restrictions are not pleasant for drivers, and we sincerely apologize for them! However, we are pleased that the result will be a higher-quality and more organized public space.
Just as important to us as the construction itself is how the neighborhood will function in the long term. That’s why it’s good news that all construction work is proceeding according to plan, both in terms of building construction and infrastructure.
