We are not selling and we are not leaving
Approximately half of all buildings will remain the property of CPI Property Group. These buildings will be occupied by our tenants – shops and services, companies in offices, and people in rented apartments. And we make no secret of the fact that Nová Zbrojovka will take years to develop. That is why we simply cannot afford for it not to work.
It often happens that a developer builds houses, leaves, and the buildings remain empty, with no interest in further development. Pedestrian zones turn into no-man's-lands, public spaces fall into disrepair, and civic amenities are lacking. But we don't want that, and we will never allow it to happen. In addition to the buildings themselves, we will also retain ownership of a large part of the public spaces – such as squares, relaxation areas, courtyards, and the immediate surroundings of the buildings. We will take care of them, maintain them, and develop them.
"Imagine what it would look like if we didn't care. If we didn't mow the grass, didn't care about how it looks here, what's happening on the streets, and who's moving around here. Such a place would quickly turn into an area where no one wants to go – neither people nor businesses. And that would be the end of everything we have been building here for so long. That is why our goal is to ensure that Nová Zbrojovka is a lively, safe, and pleasant neighborhood," explains Barbora Očkayová, Sales Manager at Nová Zbrojovka.
CPI Property Group – a strong foundation for long-term development
Novou Zbrojovkou is backed by CPI Property Group (CPIPG) – a strong partner with many years of experience. The group has been operating on the market for 32 years and is one of the most important real estate groups in Central Europe. It is the largest owner of office properties and lessor of retail space in the Czech Republic, as well as the second largest provider of rental housing. In addition to the Czech Republic, it owns and manages hundreds of office buildings, shopping centers, and residential projects in Germany, Austria, and Poland.

We mean it, these aren't just empty words. Do you know why?
From the outset, we have acknowledged that Nová Zbrojovka is a project that will take around 10–15 years to develop. The truth is that the pace of construction is influenced by many factors – coordination with the city, infrastructure development, the market situation, and changing trends in housing and work.
We look at everything from a long-term perspective and deal with everyone openly and fairly. It is our commitment and our strategy. We are well aware that good and bad news spreads quickly in Brno, so trust is key. We can already see this clearly today – most interested parties come to us on recommendation. If the first companies and people don't feel comfortable here, others won't come. That's why we're doing everything we can to ensure that Nová Zbrojovka prospers from the outset. And since we're based here ourselves, we'll continue to oversee everything.
Modern housing, offices, and tailor-made infrastructure
The most important thing, of course, is construction. We´ve began revitalizing the area in 2017. We are currently building four new buildings. The new Morizz and Cubicum residences with a total of 308 apartments. The multifunctional Montowna building will provide 115 apartments for rent and, together with the D4 office building, Office will offer 17,000 m² of office space and almost 3,000 m² of shops and services. By 2030, the first comprehensive part of the district will be completed, with more than 400 apartments for sale, 200 apartments for rent, and 50,000 m² of office and retail space.
For us, construction never means just the building itself. Every house is created in the context of its surroundings – with well-thought-out transport links, connections to utilities, and high-quality public spaces. That is why new sidewalks, roads, greenery, lighting, and places to sit are created along with the buildings. We don't want buildings to stand in a "bare" landscape, but to be surrounded by functional and pleasant surroundings from the very beginning.

When residents move into the first buildings at the beginning of 2027, the surrounding area will be fully completed and ready for new residents. All roads, access roads to buildings, and connections to transport and technical infrastructure will be in place. We will continue to develop the surrounding area gradually, and with each new building, additional services and improvements will be added to further enliven the neighborhood.
The first residents will be able to easily reach us by public transport, car, or bicycle. The Markéty Kuncové street is currently being widened to connect to the large city ring road from the north. At the same time, work is continuing on Šámalova/Zábrdovická Street, which will connect the neighborhood with the city center. A new road, K1 (in the future Stallerova Street), is also being built, which will connect the section between Lazaretní and Na Berance Streets.
Proof instead of promises – a neighborhood full of services and life is already here today
Sometimes we get comments on social media about "developer talk." But we stand by the fact that these are not empty words – we mean business.
We have been building community life in Nová Zbrojovka for several years now. Every year, we host dozens of cultural, social, and sporting events, often with free admission. Over the past five years, we have organized more than 150 events here. From concerts and summer cinemas to family festivals, workshops, and conferences. We organized about 70 of them ourselves. And we are already preparing many more.
Nová Zbrojovka has become a popular location for all generations – people like to come here for walks, to walk their dogs, to run, or to cycle. They often visit Amenities Park, which we temporarily built and opened to the public. Here you will find a volleyball court, a workout zone, a playground, and refreshments. Above all, it is a space where people meet and a community is born.

Nová Zbrojovka attracts well-known names
We not only develop the premises, but also sell and rent them. A number of businesses and services are already operating here, creating a lively and attractive environment. Two modern office buildings are full of companies and are constantly expanding their range of services.
For example, you will find two private elementary schools here – PORG Brno and Maple Bear. In the area of gastronomy, there is the Mama’s Burger bistro under the auspices of Zdeněk Pohlreich, the popular Industra Coffee, and re.SET food with a canteen, café, and summer bistro. This summer, a new gastro-container concept called My Food Place was launched at Kotelna. The diverse range of services is complemented by the Pilates Place center, the BJP Store with Jiří Procházka merchandise, the Ohol.to barber shop, and the Cucine Lube Italian kitchen store. Last fall, Tesla also opened its showroom and service center here.
Well-known brands are attracting other interested parties who are already heading our way. The construction of another office building, D4.Office, designed specifically for E.ON, is nearing completion. Soon we will welcome the Czech Virus Gym fitness center, an expansion of Pilates Place, and the legendary Rebelbean coffee shop. In the future, there are plans to build a state elementary school and kindergarten for up to 860 children.
Most of us are really looking forward to Kotelna, which used to be the heart of the original Zbrojovka factory and supplied it with heat. And now it will once again become the main meeting place and venue for social gatherings. There will be a concert hall, spaces for cultural events, and we are also planning a restaurant with its own "Zbrojovák" and "Odzbrojovák" beers. The hectare-sized square will provide space for cultural and social events that will be connected to the Boiler Room.
