Winter is approaching – we are in full swing and growing according to plan
Construction buckets, large containers for concrete, gleam in our windows every day, reminding us that construction is in full swing. We have successfully completed the most technically demanding phase for all buildings – the underground and lower floors are finished. As soon as the buildings rose above ground level in the summer, work picked up speed and we are now building much faster.
But now we are preparing for winter. Because, as every builder knows, "What you do before winter, you'll find in spring." That's why we're trying to get as much done as possible before the frost, rain, and early darkness slow us down. The builders repeat their rhythm of "steel – formwork – concrete" every day. They often work on weekends to get all the buildings to a stage where work can continue during the winter months.
Nine cranes are in full daily operation at once, and we enjoy watching their arms cross each other in perfectly coordinated choreography. However, our favorite crane panorama will soon begin to disappear. We will start dismantling the first crane at the beginning of next year, and the last one, the tallest, will be removed in the spring.

Residence race – Morizz overtakes Cubicum
The fourth and fifth floors of the Morizz residence are being completed, with the sixth floor already under construction in some places. As we mentioned in the first part of the construction diary, Morizz had a slight time handicap compared to its larger counterpart, Cubicum. However, as the smallest and slimmest of the residences, it soon took the lead and ultimately became the clear winner of our imaginary construction race. We are delighted that part of the building will reach its highest point at the end of November. Morizz will offer a total of 66 apartments. The first residents will be able to move in at the turn of 2026 and 2027.
While Morizz is nearing completion, its larger and more extensive sibling, Cubicum, with six to ten floors, is progressing step by step. We are currently building the third above-ground floor, with completion planned for the end of 2026 and the first residents welcomed in the first quarter of 2027. Almost 250 residential units will be created here – you can see how their construction is progressing in the video.
Both residences offer a wide range of layouts to choose from – from compact studios and 1-bedroom apartments ideal for investment to spacious 3-bedroom family apartments with terraces and views of Brno. If you are interested, don't hesitate to stop by and see our sales manager Bára Očkayová, because only about a quarter of the apartments are still available. At the Nová Zbrojovka Sales Center, you can see and touch four interior design options and take a virtual tour of the future square or view the interiors of the apartments in detail.

Montowna is growing to the third floor
We are working on the second floor of the multifunctional building and preparing to move on to the third. Montowna is a very diverse and dynamic project for builders, as we are simultaneously constructing both residential and office sections. The office zone is growing slightly faster because the residential zone has a significantly more complex structure with a larger number of partitions, walls, and columns.
Montowna will offer the first apartments intended exclusively for subletting. There will be 115 apartments on seven floors, ranging from practical studios to family apartments. Shops, services, and modern offices will be located right next door, so it will literally take you just a few steps to get from home to work. It will be completed by the end of 2026, and the first apartments for rent will be on the market in early 2027. Foreigners Group will handle all rental arrangements.

D4.Office – nearing the finish line
The D4.Office administrative building is nearing completion. The shell and facade are finished, we are preparing to complete the roof, and we are fine-tuning the details according to the requirements of the future tenant, E.ON. Inside, we are busy fine-tuning the fit-out – installing plasterboard partitions, elevators, double floors, and finishing the plastering and floor pouring work. Work teams will be able to move into the modern offices in the second half of next year.

Below the surface and above the road: Nová Zbrojovka connects with Brno
Work on the interior systems and technologies is underway in all buildings alongside the structural work. We have selected most of the contractors, are signing contracts, and are starting the first preparatory installations – from fitting sockets and switches to laying technical networks. Soon we will also start working on facades, interior partitions, window installation, and heat and water distribution.
Along with the buildings, we are also building new infrastructure that will connect the entire area with the city. We are completing the main stage of laying utility networks – water, sewage, and electricity. The main lines are complete, and we are following up with the installation of high- and low-voltage distribution systems and connecting to public lighting. We have been looking forward to this milestone because this step literally connects Nová Zbrojovka to the city of Brno – and symbolically merges with it.
We are also working on a new transport connection, which is crucial for the entire neighborhood. Road K1 – the future Stallerova Street – will connect Lazaretní Street with the southern part of Nová Zbrojovka and provide access to all four buildings. We have completed the first section leading from Lazaretní to Montowna, and new granite curbs are already gleaming on the freshly laid sidewalk.
Construction is also continuing on Markéta Kuncová Street, whose extension will connect the area to the large city ring road from the north. We are currently completing the installation of a hot water pipeline here. At the same time, we are preparing poles for future trolleybus lines to ensure that transport in the area is not only smooth but also environmentally friendly. And some good news to finish with – in the first half of December, we will open a new access road from ZET.Office to the Tesla car factory building.
