The Brno residential market is experiencing a very strong period. According to an analysis by Trikaya, which has been monitoring the market for a long time, 2025 ranked among the most successful years. “During the year, 1,405 new apartments were sold in the Moravian capital, representing the highest annual sales volume in nearly a decade. At the end of 2025, there were 46 active projects on the Brno real estate market. Nová Zbrojovka emerged as the clear leader, with more than 100 apartments sold during the year, making it the most successful project in the entire market,” states Trikaya’s Q4/2025 analysis.
This result confirms that interest in housing in Nová Zbrojovka is long-term, not a fluke. Furthermore, this year we will expand our offering by 145 new apartments.
A Trend in Major Cities? Prices for New Construction Continue to Rise
“The average asking price for new construction in Brno exceeded the historic threshold of 150,000 CZK per square meter for the first time in the first quarter of 2026, reaching approximately 154,000 CZK/m². This represents a year-over-year increase of more than 14%. New-build properties in attractive locations in the wider city center are thus increasingly falling into a higher price category – a trend that applies not only to Brno but also to other major cities,” states the Trikaya Q1/2026 analysis.

The purchase price at Nová Zbrojovka is fixed, and financing is transparent and customer-friendly
How the price is set and what it includes also plays a major role. At Nová Zbrojovka, the price of an apartment is:
• final and fixed
• free of hidden fees
• commission-free (you buy the apartment directly from the developer)
The price we agree on at the beginning stands – and will remain the same even when the apartment is completed. This means you’ll pay the amount agreed upon when signing the contract – regardless of market price fluctuations. If the property’s value increases in the meantime, it won’t affect your purchase price. This isn’t a given these days – we set very favorable terms.
We’ll also help you with financing and your mortgage. If you arrange it through us, we guarantee its approval – if it’s not approved, we’ll refund your deposit. At the start, you pay only 10% of the purchase price; you pay the rest after final inspection. The reservation fee is 50,000 CZK.
You won’t pay the full purchase price until the apartment is completed and has passed its final inspection. The entire process is secure and transparent – including the option of an escrow account. Included in the price of all apartments is a basement storage unit, pre-installation for blinds, and a shared bike and stroller storage room. Most apartments also come with pre-installation for air conditioning, and select units even include pre-installation for heat recovery. Parking spaces are not included in the price, but you always know exactly how much they cost in advance. The market is dominated by studio and one-bedroom apartments. Nová Zbrojovka offers plenty of large apartments for families
The data shows a clear trend: in recent years, sales have been dominated by smaller apartments, particularly studios and one-bedroom units. This is due to higher interest rates and the general availability of financing. “The year 2025 showed that the Brno market was able to quickly adapt to the environment of more expensive financing. Smaller apartments, which better suit households’ budgets during times of higher interest rates, have become the best-selling units. Studio and one-bedroom layouts accounted for the overwhelming majority of all transactions,” confirms the current trend in the Trikaya Q4/2025 analysis.
And Nová Zbrojovka confirms this as well – studios are the most in demand and sell the fastest here too. At the same time, we are aware that families need more than just a small apartment.
