Even the Site Manager Is No Match for the Sun
While summer means holidays, swimming and long evenings outdoors for most of us, things are not quite so relaxed on a construction site. Quite the opposite. This summer once again showed us that, when it comes to construction, the weather has the final say. Some work had to be temporarily stopped or rescheduled due to high temperatures.
Facade and roofing work are typical examples. When a surface heats up to extremely high temperatures, certain materials and technologies simply cannot be used. That meant construction workers sometimes had to start very early – as early as 5 a.m. – and finish by around 10 a.m. A very different routine from spring and winter.

Working in hot weather is also regulated by Czech government legislation on occupational health and safety. A day with temperatures above 30°C is classified as exceptionally hot. When the permissible heat load is exceeded, employers must adjust work and rest schedules, provide breaks and ensure an adequate supply of fluids. For more physically demanding activities, the heat load of the specific job is assessed. Working in the shade is different from working in direct sunlight, just as working with heavy machinery or in protective clothing presents different conditions.
So while extreme summer temperatures do affect planning and coordination and can sometimes lead to work being interrupted or rescheduled, they have not had any major impact on the overall pace of Nová Zbrojovka. We’re moving ahead according to plan.
Morizz: Counting Down the Final Steps
At Morizz, it is already clear at first glance that we are approaching the finish line. The facades, roof, access road around the building and pavements are all complete, with trees and shrubs now being added to bring more greenery to the surroundings.
The most important work is now taking place inside. In the atrium, we are putting the finishing touches in place, while the individual apartments are moving into the final fit-out stage. Doors, flooring, sockets, switches and other elements are now being installed, gradually transforming the construction site into finished homes. We are also working on the balconies and terraces of the individual apartments and completing the common areas, technical and mechanical rooms, as well as the underground garages.
As we move firmly into the final stretch, we are also stepping up preparations for the final inspection and approval. After that comes the classic finale of every construction project: rectifying defects and outstanding works, final cleaning and the last finishing touches.

Cubicum Has Grown Upwards – Now It’s Growing into Its Final Look
Every month, you can see huge progress at Cubicum. Morizz’s bigger sibling ranges from 6 to 10 storeys, and work is still underway practically on every side of the building.Different trades take turns inside and out, and construction is confidently moving forward.
And now we are finally beginning to see what we have known primarily from drawings and visualisations for so long. Cubicum is getting its real face – the new facade is already fully visible in several places. With its distinctive layout, the residential block resembles cubes stacked on top of one another – which is where the name Cubicum comes from. But these are no ordinary cubes. With its white-and-brown design, Cubicum makes us think of sugar cubes – a Czech invention with a long tradition, much like Zbrojovka itself.
One of the major milestones of recent months was the completion of all the roofs. And that is no small achievement at Cubicum, as the project features six separate roof sections. The entire block is divided into several smaller parts, offset and built behind one another, creating the impression of a playful, seemingly random composition. At the same time, we have reached the highest point of the entire project – the tallest tower has now reached its tenth floor and proudly rises above the whole of Nová Zbrojovka.
The fast pace is also evident inside the building, where we are progressing floor by floor. We have completed the rough flooring and plastering on the 4th and 5th floors, as well as all the windows throughout the building. We are also paying close attention to the show apartment, which we are now finalising, and we look forward to introducing it to you soon. The first one, at the Morizz residence, is already open for visits today.
And if you are wondering whether it is still possible to move into the first phase of Nová Zbrojovka, we have some important news for you: we still have a few apartments available. Only 10% of the apartments at Morizz remain – but there are still opportunities for family living with panoramic views. Cubicum is also nearly sold out, with only around 15% of its 242 units still available. Our sales manager Bára Očkayová can tell you more about the specific apartments currently on offer.

Montowna: From Structure to Urban Building
The mixed-use Montowna still has some work ahead of it, but its future form is becoming clearer every day. In the taller, office section, we are preparing spaces for future tenants. They will provide a base for companies and services serving residents and people working in Nová Zbrojovka, as well as the wider public. Things are particularly busy inside at the moment, where we are installing drywall partitions, starting electrical installations and, on some floors, already preparing raised access floors.
In the residential section, meanwhile, work continues to gradually give the individual apartments their final appearance. The partition walls are in place, floors are being poured and plaster is being applied. At the same time, we are installing all the necessary utilities – from drainage, electricity and heating to ventilation systems. We are also making progress underground. Montowna will offer a two-storey underground car park with a shared entrance with the neighbouring D4.Office, and we are currently working on opening the access between the two buildings.

We are also busy outside, working on the public realm. The atrium between Montowna, D4.Office and Hrad is already taking very concrete shape. The landscaping is fully planted, the stone surfaces are complete and the WPC decking is in place. Comfortable benches surrounded by greenery invite people to sit back and relax. Younger children will be thrilled by the playground, which will be used by the private nursery in Montowna – but your children can enjoy it too. They will find, among other things, small trampolines, a slide and hopscotch.
Montowna will bring 115 apartments intended exclusively for rental. The other part of the building will offer shops, services and modern office spaces. You can look forward to a vibrant urban building that brings living, working, services and leisure together under one roof. Completion is planned by the end of the year, with the first apartments expected to open to tenants in the first half of 2027.

E.ON takes over the offices at D4.Office
At this office building, we are putting the finishing touches to the final chapter before opening. All construction works have been successfully completed and we have begun the final approval process. At the end of August, we started handing the building over to its sole tenant, E.ON, which will have space here for around 1,000 employees. E.ON is gradually taking over individual floors and moving in its equipment – desks, chairs, computers, monitors, IT infrastructure and other office furnishings. We provided the complete turnkey fit-out for E.ON ourselves – from bespoke furniture and built-in cabinets to modern glass partitions.

Outside, we have completed the paved areas around the entire building, repaired the pavement on Lazaretní Street and are putting the finishing touches to the facade. And then there is one little surprise we are keeping up our sleeve. The entrance to D4.Office is marked by newly finished stone steps – and as soon as you climb them, you will see a brand-new work of art in the soffit beneath the tower. We are not revealing exactly what it will be just yet. But we are already looking forward to introducing it to you.

New Streets Are Taking Shape Between the Buildings
One of the most significant developments is the main K1 road, the future Stallerova Street, which will connect Lazaretní Street with the southern part of Nová Zbrojovka. The first and second sections of K1 have already received their final approval. We are currently focusing primarily on completing the third and final section, which runs between Cubicum and Montowna. We are gradually planting trees and other greenery, and the individual elements are beginning to come together.
In the northern part of Nová Zbrojovka, work continues on Markéty Kuncové Street. We are installing combined traction poles for public lighting and the future trolleybus overhead lines. Work beneath the bridge is now almost complete. All pipes and cables are in place, and work is moving up towards the road surface. The goal remains the same: to open the street to traffic by the end of this year and then provide Nová Zbrojovka with a north-eastern road connection to Svatoplukova Street. From there, you will be able to reach the city’s main ring road directly.

Summer Is Ending, but Construction Continues
The three summer months have been packed with activity. While the heat reminded us several times that construction is not just about concrete and drawings, but also about the weather and the people working on site every day, we have nevertheless made another major leap forward.
