Construction in full swing – new apartments, offices, and services
Construction proceeded at full speed throughout the year, especially in the southern part of Nová Zbrojovka. We continued with the construction of the Morizz and Cubicum residential buildings. At the end of November, we celebrated the topping out ceremony at Morizz, symbolizing the completion of the highest point of the building. Cubicum, its larger residential sibling, climbed up to the fourth floor. We also made significant progress in apartment sales – 75% of the units have already been sold. The high level of interest in living in Nová Zbrojovka confirms that it is a place where people want to live. There are still several bright apartments available with loggias and terraces overlooking Brno or with front gardens in the ground floor apartments.
Every day throughout the year, we watched from the window of our Hrad as the multifunctional Montowna building was constructed, which will usher in an era of rental housing with a total of 115 apartments. The second part of the building will house offices, shops, and services – so people will literally be just a few steps away from work. We worked on the exterior and interior fit-outs of the D4.Office administrative building, which will offer modern and flexible offices for the E.ON brand next year. But Nová Zbrojovka is not just about housing – for example, the unique My Food Place gastro container concept has opened here, and Idea Statica has found its headquarters in ZET.Office.

Key transport connections and street names
As Nová Zbrojovka rapidly comes to life, it is also getting its names – the city has approved the names of three squares and thirteen streets, many of which refer to personalities from Židenice, Brno, and former Zbrojovka itself.
Transport has also made visible progress. We have started construction of the northern connection from Markéta Kuncová Street, and two weeks before Christmas we opened the new southern connection between Šámalova and Zábrdovická Streets, with a future connection to the new city avenue leading to the large city ring road. Construction is also continuing on the K1 road – the future Stallerova Street, which will connect Lazaretní Street with the southern part of Nová Zbrojovka. These projects will significantly improve the comfort of transport services for local residents.

Nová Zbrojovka is a leader in sustainability and marketing – both at home and abroad!
The year 2025 also brought significant awards, which we greatly appreciate. Nová Zbrojovka ranked among the four best projects in the world in the field of sustainability. We obtained the final BREEAM Communities certification with a score of 90.8% and the title Outstanding – which confirms that sustainability is a fundamental principle of the entire district.
We were also delighted to receive the Fénix Awards (Fénix Content Marketing), where we took first place in the Brand – Branding category together with the BETTER agency. At the same time, as the CPI Property Group, we won gold in the Brand of the Year category in the Real Estate category.

We help where it makes sense – thanks to you
In cooperation with the BJP Foundation, we supported the Masaryk Memorial Cancer Institute with a donation of CZK 150,000, which we raised during a meeting with our business partners. The proceeds from Children's Day, organized in cooperation with the organization UlovDomov.cz, in the amount of CZK 116,200, helped Jana and her sons Davídek and Rostíček. Contributions from charity bracelets sold at our events also went to the BJP Foundation. Thanks to your participation, we were able to significantly increase all proceeds compared to last year – thank you!
But our help doesn't end with financial donations. Amenities Park hosted the Butterfly Wings exhibition organized by DEBRA ČR, and before Christmas we decorated the Trees of Fulfilled Wishes with gifts that delighted children from the surgery and neurology departments at the Children's University Hospital and seniors from the Domov Slunce retirement home in Židenice.

The community is growing and more people are joining
We carefully select diverse and thematically coordinated events – and we are delighted by your growing interest. That is why we were able to meet at more than 30 educational, sporting, cultural, and social events this year. The highlight was the autumn Nová Zbrojovka Festival 2 with more than 1,500 visitors. Adults and children alike enjoyed workshops, concerts, a running race, a guided tour of the building, and many other attractions.
We were honored to host the 7th annual Brownfields 2025 conference for more than 300 participants from cities, the state, developers, architects, and urban planners. The event offered an inspiring look at the transformation of abandoned sites into places for living, business, and leisure. At the traditional Open House Brno, you could visit our normally inaccessible buildings, office nooks, and industrial spaces. At the Open House Afternoon, you could browse through our range of apartment standards or take virtual tours of the exteriors and interiors.

We also enjoy organizing entertaining events. At the Piknik Festival Brno, hundreds of participants sampled delicacies from around the world. There was also the traditional Punch Contest, a competition between companies for the best punch, the fourth annual Nebál art party, and an interactive dinosaur exhibition in the industrial Hala 76.
We are delighted that more and more people are attracted to our family afternoons with workshops, concerts, and entertainment for young and old alike - we celebrated Easter, Children's Day, Halloween, and Christmas afternoon together. EVENT.2025 with designers and local creators, the entertaining and educational E.ON Ekofestival focused on sustainability, and several concerts, including the annual concert of the band Tři sestry, also attracted large crowds.
Athletes also got their money's worth – we organized a water battle as part of the Překročme řeku (Cross the River) festival, the Židenické kolečko race with more than 130 young cyclists, ball sports tournaments between offices in Amenities Park, and a parade of historic vehicles and iconic Zetkas in the 1000 mil Czechoslovak race.

Yearly Highlights of Nová Zbrojovka
This year's highlight was undoubtedly the Nová Zbrojovka tram, which ran on lines 1 and 12 in Brno for some time and, with its original design, reminded us why Nová Zbrojovka is an ideal place to live.
And because the popularity of our podcast V ODZBROJENÍ continues to grow, we have already launched the fifth and sixth series. If we had to choose one episode, we recommend the one about E.ON, which takes you behind the scenes of the signing of a major deal between us and this energy giant. We have also launched a virtual tour of the southern part of the district and a virtual tour of the interiors on our website, where you can walk through show apartments in four different design variants. If you haven't seen them yet, they are definitely worth checking out.
The implementation of such a large-scale project as Nová Zbrojovka is a long-term and administratively demanding undertaking. Every month, we deal with dozens of partial approvals, statements, and opinions – this year alone, we have obtained approximately 400 stamps for individual permits.

What can we expect in 2026?
The main plan is clear – build, build, and build. We are already looking forward to handing over the apartments to the first residents, who will be able to move into the Morizz and Cubicum residences at the turn of the year. We will complete the entire construction phase of Montowna and D4. Office, including the courtyard between these buildings and the Hrad, and the first services will begin operating here. The Rebelbean café will open in Montowna, athletes can look forward to the Czech Virus Gym fitness center, and the existing Pilates Place pilates center will be expanded. E.ON, with more than a thousand employees, will move into D4.Office in the second half of 2026.
And we have many other new projects in store. For example, the Beranka residence with 110 new apartments on the banks of the Svitava River, which will offer plenty of privacy and practical, bright apartments ranging from studios to 4-bedroom with panoramic views. In the summer, we will open a new parking lot in front of Kotelna, which will also be partially open to the public. In the first half of the year, we are planning Open House Days at Morizz and Cubicum, where you can walk through a finished model apartment.
