Activation of all strategic public projects
This year we managed to activate all strategic public projects in cooperation with the City of Brno. Be it a major transport connection, progress on flood protection measures, a new bridge or the implementation of school facilities. They provide the necessary foundation that has enabled us to launch the construction of four new buildings - two residences and two buildings that will bring rental housing, shops, services and office units. They will offer more amenities in addition to residential options and new jobs, and we will be one step closer again to a neighbourhood where everything we need is within reach.
The neighbourhood you want to live in
We know countless reasons why Nová Zbrojovka is where you want to live. The growing number of people interested in living in Nová Zbrojovka shows that more and more people are seeing these reasons. Thanks to this demand, this year we were able to start the construction of the first two residences - Cubicum and Morizz, which will bring the first 301 units.
Fresh news this year is the opening of the Residential Sales Centre, where Sales Manager Bára Očkayová will provide comprehensive information and materials and you will be able to view all four interior standard options included in the base price.
The neighbourhood where you want to do business
And who decided this year that Nová Zbrojovka is the neighbourhood where they want to do business? Several more or less well-known faces have joined our ranks.
In our administrative building, the Hrad, we welcomed a new gastro establishment - the renowned chef Pohlreich's Mama's BURGER concept, and the Pilates place concept, where experienced instructors develop not only the body, but also the spirit, has found space. And with this we have the Castle completely occupied.
New faces have also joined the existing tenants at ZET.Office. PORG, a private school, has been joined by Maple Bear, a popular bilingual primary school concept. We were thrilled when this largest network of Canadian bilingual schools chose Nová Zbrojovka to open its first elementary school in the Czech Republic. The latest addition this year is the HELLO LAB, which will process blood donor and patient samples in one of the last available spaces in ZET.Office starting in March 2025.
In addition to new facilities and services in existing buildings, we have expanded in terms of building numbers this year. In the northern part of Nová Zbrojovka, Tesla has found its headquarters, for which the first custom-made building in the Czech Republic was built here.

Start of construction of two new multifunctional buildings
The space for offices, services and shops in the existing buildings of Nová Zbrojovka is almost full. It is the ideal time to follow up with the construction of two new buildings that will expand the retail and office space and also bring the possibility of rental housing.
The multifunctional building, called Montowna, will offer a sophisticated mix of rental housing on 12,750 sqm, comprising a total of 115 rental units in layouts from studios to 2-bedroom and offices characterised by design and flexibility, complemented by space for amenities, shops and services.
The D4.Office building will bring a creative, modern and flexible working environment to 10,000 sqm, complemented by shops and services on the ground floor. Together with the adjacent Castle building and the multifunctional Montown, D4.Office will form a complete block.

A new era requires a new website
We are also entering this dynamic era of development of Nová Zbrojovka with a new content and design. In September, we launched a brand new website, where, in addition to comprehensive information about the project, you can also find the current offer of units, including final prices, or, for example, a virtual tour of the developed southern part in the near future. There is also a space to learn about the themes we pride ourselves on and how we are applying them to the development of Nová Zbrojovka. You can also enjoy the atmosphere of the newly emerging district thanks to the prepared video.
A neighbourhood that you enjoy
We literally live the social and community aspect of Nová Zbrojovka. We are trying to create a meeting place for us, for you, for everyone who is interested in this place and our plan to transform the former brownfield. Traditionally, there have been events that have allowed you to learn about the history and development of Nová Zbrojovka, for example at the Open House Brno festival of architecture and urbanism or at our autumn Festival of Nová Zbrojovka, which was the biggest event of this year. The combination of this educational part, concerts, sports activities, dozens of attractions for children and the launch of the first New Zbrojovka apartments worked very well and our Festival attracted almost 2000 visitors.
We strive to choose varied events for you, thematically interesting, that fit with us and their number grows in direct proportion to your growing interest. This year we had the opportunity to meet at more than 50 events. For example, traditionally at Nebal, which brought us "a bit of a ball, a bit of a party, a bit of a circus and a bit of art", at the Brno Picnic Festival, which massaged your taste buds, the third edition of Event.Brno with an offer of fancy things from designers and local creators, or an event full of sustainable entertainment and concerts as part of the E.ON Ecofestival. What we really enjoy are our afternoons together with workshops, concerts, good food and drinks. And so this year we have indulged in several of them - Easter afternoon, Children's Day and most recently Christmas afternoon. And maybe there will be more next year. And when there's no event going on, you can tune in via the V ODZBROJENÍ podcast, where our director Mirek Pekník speaks with interesting guests from various spheres. This year we have already concluded the fourth series and boldly started the fifth. We have a lot on our minds, so don't forget to listen.
We strive to be a neighborhood that not only entertains, but also helps. In cooperation with the BJP Foundation, we donated 95,600 CZK raised from the admission fees on Children's Day to 18-year-old František, who suffers from childhood autism and severe mental retardation. We also continued the traditional project Tree of Fulfilled Wishes and were able to give dream gifts to children in the Oncology Department of the Children's Hospital Brno.
And what wishes are we sending to Santa Claus this year on behalf of Nová Zbrojovka?
Our wish is simple, we wish to keep this year's pace. Thus, we would like to follow up the construction of four new buildings with the realization of the Beranka waterfront residence and, within the other three upcoming buildings, strengthen the administrative and commercial space and add accommodation for short- and medium-term visitors. This will complete almost the entire southern part of Nová Zbrojovka and bring us one step closer to a fully-fledged 21st century urban district.
